Sustainability: A focal point of The Point

The Point, an efficiently-designed urban redevelopment project in Cincinnati, provides 55 residential units and commercial space above a parking garage in a 97,000 square foot building. Located at the gateway to the University of Cincinnati, this project enhances walkability and bikeability in the Corryville and Mount Auburn communities.

 

The Point’s developer included sustainability as part of the planning process and received bond financing from Ohio Air Quality Development Authority (OAQDA). The mixed-use development integrated high-efficiency mechanical systems, ENERGY STAR appliances, LED lighting, upgraded insulation, and a Melink Solar designed and installed rooftop solar array, projected to generate about 106 MWh per year. These collective improvements should lower utility costs by more than 50%.

Take Advantage of Incentives for Multifamily Communities

There are significant federal incentives for installing solar on multifamily communities in the U.S. For developers, these incentives can directly strengthen project financials and improve long-term asset performance; lower upfront costs; allow for flexibility across project types so tax credits and/or deductions can potentially apply to new housing, rehabilitation of an existing property, or improving building systems; and be “stacked” by claiming more than one incentive. Leveraging these programs early in the development cycle can make solar a high-value component of your project—reducing operating expenses, enhancing sustainability credentials, and boosting the appeal of your community to residents who increasingly expect clean, resilient energy solutions.

State Incentives offer Additional Solar Project Support

All 50 states offer some form of incentive to support renewable energy adoption, and 20 states go a step further with state-funded or utility-sponsored programs specifically designed to promote solar. Depending on the state, opportunities may include low-interest loan programs that reduce upfront capital strain, property and sales tax exemptions that lower construction-phase costs, and one-time system rebates that offset installation expenses. Many utilities also offer ongoing benefits such as performance-based incentives or on-bill energy credits, which can improve net operating income by lowering common-area electricity costs or delivering predictable returns over time.
